HONOLULU -- Aloha Petroleum Ltd. broke ground Feb. 7 in Hawaii on its new Paiea Street complex in Honolulu, which will feature an Aloha Island Mart convenience store, a Shell gas station, an IHOP and a drive-thru Dunkin’ Donuts.

All four entities will be freestanding on the 58,446-square-foot property located near the Honolulu International Airport.
The Shell station will feature three dispensers under a 24-by-72-foot canopy, and the Aloha Island Mart will occupy 2,500 square feet. The property will represent Aloha Petroleum’s first development with IHOP and its first drive-thru Dunkin’ Donuts in the state under its development agreement with Dunkin’ Donuts. The IHOP restaurant will feature 4,000 square feet under one roof and will be the sixth IHOP in Hawaii and the fourth on Oahu.
“Paiea Street provided a unique opportunity to play a master developer role in optimizing the best use of real estate,” said Aloha Petroleum CEO and President Richard Parry. “This property represents a new vision for Aloha in that four dynamic retailers will come together in one retail development, offering services that are needed in the airport area.”
“When we first met with the landlord, The Loyalty Development Co. Ltd., our focus was on one parcel with our usual offering of fuel and convenience store,” said Parry. “The agreement with Dunkin’ Donuts was moving down a parallel path to our lease on Paiea Street; thus, the landlord offered Aloha three parcels for development vs. one.”
The Honolulu-based company said it expects the Shell station and the Aloha Island Mart to open around June 2017, with the IHOP and the Dunkin’ Donuts opening later this year.
Aloha has committed to building 15 Dunkin’ Donuts locations within an eight-year development agreement, representing locations on Oahu, Maui, Hawaii and possibly Kauai. With the opening of the Paiea Street Dunkin’ location, the Dunkin’ brand will enter its 41st state.
MC Architects is the designer of the more than $5 million project, and Arita-Poulson is the general contractor.
Aloha Petroleum is a subsidiary of Dallas-based Sunoco LP. It markets through approximately 100 Shell, Aloha and Mahalo stations and 46 Aloha Island Marts, four Menehune Food Marts and three Subways.
